Applying for a Tenancy
To apply for a Tenancy with Underwoods Town & County you must be in full
time permanent employment and over 18 years of age.
You will need to complete an application form. Please make sure you complete
this clearly and thoroughly. We will send this form to an outside referencing
agency who will carry out the credit check and take up references.
With your application form you need to provide us with ALL THREE of the
following:

Photo ID

Proof of current address e.g. utility bill

Your National Insurance number
Your Tenancy Application may not proceed until we have all the information.
You need to agree with us the date and time you wish to come to the office to
sign your Tenancy Agreement. Please allow at least ½ an hour for this. Everyone
whose name is on the Agreement needs to attend this appointment. NB Saturday
appointments are NOT available.
You may only move into a property once we have received cleared funds in the
form of a Bankers Draft or a Debit Card. Credit cards, personal cheques and
cash will not be accepted.
We let properties in two different ways. Managed means that Underwoods Town
& County is your contact throughout your tenancy. Let Only means that you
deal directly with your Landlord once you move in.
Before you decide on a property please make sure you check with the Lettings
Team which type of Let you are entering into.

Below are documents that can be downloaded if you are applying for a tenancy
with us. Please download the "Applicant Information" download for help with
completing an application form.
If you are applying to rent a property, please complete a "Residential Tenant
Application" form .
If you are applying to rent a property with a guarantor, you and your guarantor
will need to complete a "Residential Tenant Application" form each and your
guarantor will need to tick the "guarantor box" at the top of the application
form.
If you are unsure as to whether or not you require a guarantor please do not
hesitate to contact us.
If you are a self-employed applicant please complete a "Residential Tenant
Application" form and a 'Self Employed Suppliment" form to include your
accountant contact details.
If you are applying for a tenancy on behalf of your company then please complete
the Company Application Form.
Insurance
As part of our service Underwoods Town & County have teamed up with Let Insurance Services to offer the following specialist Insurance products.
Contents Insurance
When you rent a property you often assume insurance is the Landlord’s responsibility. It is, but only for the landlord’s property. If your own possessions are stolen, lost or damaged they will not be covered under the landlord’s policy.
Two levels of cover are available with both including cover in respect of your liability for accidental damage to landlord’s property up to £2,500.

Maintenance
Our maintenance office is open MONDAY TO FRIDAY from 9am to 5.30pm.
Please be aware that if your property is a LET ONLY property we will not be able
to assist you with any maintenance issues, you need to contact your landlord
directly.
Our accounts department is open MONDAY to FRIDAY from 11am to 4pm
Please be aware that over the weekend neither department will be open.
